Horizontal Property 2 (9-03-2017) – Program 2 IMALSA

Since last week it is not possible to hold face-to-face Property Owners’ Meetings. This was announced by the Association of Property Administrators in response to the restrictions approved by the Government of Cantabria after the change to level 4 health alert, which establishes that the meetings of neighbors can only be held telematically.

This prohibition of meeting in the communities of neighbors in person is based on its marked social character, since non cohabiting people coincide. In addition, Cantabria is a tourist community and also form part of these communities owners of other autonomies and data on outbreaks reveal that family and social gatherings are the main environment in which contagions occur.

From the Colegio de Administradores de Fincas, the presidents are urged to follow these recommendations and to seek, through other means, the way to continue with the management of the community avoiding risks.

While this possibility is not regulated, the face-to-face meetings of the communities are prohibited, recommending the prorogation of the budgets and charges until they can be celebrated with security and freedom.

Arrested Fernando Pastor, ex-president of the Association of Property Administrators.

How to put a claim before the College of Administrators of Estates: the administrator of estates is a professional who must generate confidence between the neighbors of the communities that he administers. And although most of the people who work in this guild are very competent, it is also possible to find administrators who abuse their position.

When the Administrator is a member of a professional association, it is recommended to start the actions by filing a complaint with the Association of Administrators to which he/she is attached. This organism has its own internal rules of operation, so if the denounced one has skipped them and has acted unduly, he will be sanctioned. In the most serious cases of abuse, the sanction can even lead to expulsion from the Association.

The College of Administrators of Estates is an institution whose purpose is to watch over the correct development of the profession of its members. It represents its members and defends their professional interests, watching at the same time over the protection of the rights of the consumers and users who contract the members.

Digital transformation is a key lever for Cepsa. Tools such as IvNeos help us to improve processes, increasing our efficiency and agility, the main objectives of the digitalization process in which we are immersed.

Throughout this time we have been working to mitigate the effects of the healthcare crisis. The result has been our Online Purchasing Program, which has meant evolving our usual marketing channels and activating new services such as online pre-booking, online appointments for face-to-face and telematic visits, 360º tours with hyper-realistic videos and virtual tours, and the digital signing of contracts, from cell phones, with full legal security.

We have a solution that is fully adapted to the ‘new normality’ by being accessible at any time and from anywhere, and completely eliminating the paper document and the face-to-face act of delivery.

At Iberdrola we value very positively the IvNeos portal because it allows us to automate a large part of the delivery of documents and collection of notifications from the AAPP, providing economic efficiencies from day one.

Mentoring Tip

For the exercise of the profession of Property Administrator in the territorial scope of the province of Huelva, it is an indispensable requirement to be a member of this College, as stated in the Statutes of the College of Property Administrators of Huelva.

We are pleased to inform that, at present, the degrees that allow direct access to membership can be obtained at the universities of Burgos, Malaga, Alcalá, and the Polytechnic University of Valencia.

Likewise, those academic degrees whose recognition of the right to membership is as a result of a final court decision, as well as all those academic degrees that the Governing Board, at the proposal of the Census and Admission Control Commission, considers to have a strict equivalence of their curricula with those of the degrees recognized in the previous paragraph.

In the event of not having any of the aforementioned degrees, it is possible to become a Property Administrator through the University of Burgos or the University of Malaga, by taking a Higher Course in REAL ESTATE STUDIES.
